In more detail

The Federal Government issued the Decree No. 12.689, published on 21 October 2025, which amends Decree No. 4.449 of 2002, unifying and extending by four years the deadline for the obtainment of the georeferencing certification of rural properties for the purposes of segregating, parceling, unifying and transferring the title to the rural property regardless of the size.

The change was proposed by the Ministry of Agrarian Development and Family Farming due to the difficulties faced by many landowners in providing the certification, resulting in an excessive number of rural properties in a situation of cadastral and registry irregularity. The lack of georeferencing has delayed and even prevented operations related to such properties.

Thus, from this date onwards, the georeferencing certification will be required in any case of segregation, parceling, unification and transfer of the title, in compliance with art. 9 of Decree No. 4,449/2002, only from 21 October 2029.
